Holiday Lodge Buying FAQs
Buying a Holiday Lodge
What is a holiday lodge?
A holiday lodge is a purpose-built property designed for leisure and holiday use. Lodges offer many of the comforts of home, including fully equipped kitchens, spacious living areas, bedrooms and private outdoor space, while being located within a holiday park or leisure development.
Why should I buy a holiday lodge?
Owning a holiday lodge gives you a place to escape to whenever you need a break. It can be a great way to enjoy regular holidays in a location you love, without having to book accommodation each time.
Depending on the park and the terms of ownership, you may also be able to let your lodge to holidaymakers when you are not using it.
Can I live in my holiday lodge permanently?
Holiday lodges are generally intended for holiday and leisure use rather than permanent residential occupation. The rules vary between parks, so it is important to check the site’s licence, planning status and occupancy terms before purchasing.
Can I use my lodge all year round?
This depends on the individual holiday park. Some parks operate seasonally, while others are open for longer periods of the year. Always check the park’s opening dates and any restrictions on occupancy before buying.
Choosing Your Lodge
What size holiday lodge should I buy?
The right size depends on how you plan to use your lodge. Consider how many people will regularly stay, whether you want space for guests and how much storage and outdoor space you need.
Larger lodges can provide additional bedrooms, bathrooms and living space, while smaller models can be easier to maintain and may have lower purchase and running costs.
Are holiday lodges fully furnished?
Many new holiday lodges are available with furniture and appliances included, although what is included varies by model and manufacturer. Your sales advisor can provide a full specification and details of any optional extras.
Can I customise my holiday lodge?
Depending on the lodge model and stage of purchase, you may be able to choose furnishings, fittings, colours and optional extras. Speak to us about the available choices for your preferred lodge.
Can I view a lodge before buying?
Yes. We recommend viewing a lodge and the park before making a purchase. This gives you the opportunity to see the accommodation, facilities and surroundings for yourself.
Costs & Finance
How much does a holiday lodge cost?
Prices vary depending on the lodge model, size, specification, location and park. Additional costs may also apply, such as site fees, utilities, insurance and optional extras.
We can provide a complete breakdown of the costs associated with your chosen lodge before you commit to purchasing.
Are there ongoing costs after I buy a lodge?
Yes. Typical ongoing costs may include:
- Annual site or pitch fees
- Electricity, gas and water
- Insurance
- Maintenance and repairs
- Waste or service charges, where applicable
- Any park-specific fees
The exact costs vary between parks, so we recommend asking for a full schedule of charges before purchasing.
Can I get finance to buy a holiday lodge?
Finance may be available for eligible buyers, depending on the lodge, park and lender. Finance terms, eligibility and interest rates vary. We can explain the options available to you and help you understand the costs before proceeding.
Do I need to pay a deposit?
This depends on how you choose to purchase your lodge and whether finance is being used. Your sales advisor can explain the deposit requirements for your chosen lodge.
The Holiday Park
What is included in my site fee?
Site fees vary from one park to another. They may contribute towards the operation and maintenance of the park and its shared facilities. Always check exactly what is included, as well as any additional charges, before buying.
Can I use the park’s facilities?
If your lodge is located on a holiday park with facilities, owners will usually have access to the facilities subject to the park’s rules and terms. These could include restaurants, bars, swimming pools, entertainment, sports facilities and children’s play areas.
Facilities vary by park, so check what is available at your chosen location.
Can I bring friends and family to stay?
In most cases, yes. However, individual parks may have rules concerning guests, occupancy and the maximum number of people staying in your lodge.
Are pets allowed?
Many holiday parks welcome pets, but restrictions can apply to the number or type of pets permitted. Always check the park’s pet policy before purchasing.
Renting Out Your Lodge
Can I rent out my holiday lodge?
Some parks allow owners to rent out their lodges to holidaymakers, while others do not. Where letting is permitted, there may be specific rules, management arrangements and fees.
We recommend checking the park’s letting policy and the terms of your purchase before making any assumptions about rental income.
Can I rent out my lodge when I’m not using it?
If private letting is permitted, you may be able to make your lodge available to holidaymakers during periods when you are not staying there. Some parks offer their own letting or management service.
How much rental income could my lodge generate?
Potential rental income depends on factors such as location, lodge size and specification, season, demand, availability and the park’s letting arrangements. Rental income is not guaranteed, and you should consider all associated costs when assessing potential returns.
Ownership & Selling
Do I own the lodge?
When you purchase a holiday lodge outright, you generally own the lodge itself. However, the lodge is normally situated on land owned or managed by the holiday park, meaning your ownership is subject to the park’s terms and conditions.
Make sure you understand exactly what you are purchasing and the terms governing the pitch before signing a contract.
Can I sell my holiday lodge in the future?
You may be able to sell your lodge, subject to the terms of the park and your purchase agreement. Some parks have specific procedures for resales and may charge fees or apply conditions.
Will my holiday lodge increase in value?
Like any leisure property, the future value of a holiday lodge can vary. Factors such as age, condition, location, park popularity and market demand can affect resale value. A holiday lodge should primarily be considered a lifestyle purchase rather than a guaranteed investment.
Before You Buy
What should I check before buying a holiday lodge?
Before committing to a purchase, we recommend checking:
- The total purchase price
- Annual site fees and other ongoing costs
- The park’s opening season and occupancy rules
- Whether subletting is permitted
- Park facilities and services
- Pet and guest policies
- The terms of the pitch agreement
- Resale arrangements
- Any restrictions on alterations or improvements
- Insurance requirements
